Average Home Price

The median price is computed by the total of all sales volume--counting the number of houses sold in order of the highest to lowest prices--and then selecting the price of the home at the middle of all the homes sold as the "median" average. The average price quoted as "median" average is NOT selected by the "arithmetic" average method which would be to add the price of all homes sold for a total figure and divide by the number of homes sold.
